1. About these terms
These Terms & Conditions (“Terms”) govern your use of morinproperties.ae (the “Site”), operated by Morin CityBeats Properties L.L.C., a real-estate brokerage registered in Dubai, United Arab Emirates (“we”, “us”, “Morin Properties”). By accessing or using the Site, you agree to these Terms. If you do not agree, please stop using the Site.
2. About us
Morin Properties is a Dubai-based brokerage operating in compliance with the regulatory framework of the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA). Where required, individual listings carry the relevant DLD permit number and the QR code linking to the official Trakheesi record.
3. Property listings — accuracy and limitations
Property information on the Site is provided in good faith but should not be relied upon as a final offer or as the exclusive source of truth. The Dubai property market moves quickly: prices, availability, floor-plan details, payment plans, expected handover dates and regulatory references can change without notice. Listings may also be syndicated from third-party sources whose accuracy we cannot independently guarantee at every moment.
Before signing any reservation form, MOU, sales agreement or tenancy contract, please confirm all material details directly with our team and, where appropriate, with the developer, the landlord and/or the relevant DLD/RERA records.
Indicative figures shown by our calculators (mortgage repayments, rental yield, total buying cost) are estimates for illustration only and are not financial advice or a binding quote.
4. Use of the Site
You agree to use the Site only for lawful purposes. You agree not to:
- Submit false, misleading or fraudulent information through any form
- Attempt to gain unauthorised access to the Site, our servers or any user account
- Scrape, copy or otherwise extract substantial portions of the Site content for use elsewhere without our written permission
- Interfere with the Site's normal operation, including by introducing malware, generating excessive traffic or circumventing security measures
- Use the Site to send unsolicited communications to our agents or any other user
5. Intellectual property
All content on the Site — text, photographs, videos, graphics, logos, the Morin Properties name and brand, blog posts, community guides, calculators and the underlying software — is owned by Morin CityBeats Properties L.L.C. or its licensors and is protected by UAE and international intellectual-property laws.
You may view and share individual listings and articles for your personal, non-commercial use. Republishing, syndicating or creating derivative works of our content for commercial purposes requires our written consent.
6. Submissions and user content
When you submit information through a form, you confirm it is accurate and that you have the right to share it. You grant us a limited licence to use that information for the purpose of responding to your enquiry and providing the service you have requested, as described in our Privacy Policy.
7. Third-party links and embeds
The Site may include links to third-party websites (developer pages, regulatory portals, news articles) and embedded third-party content (Google Maps, video, chat). We do not control these third parties and are not responsible for their content, accuracy or practices. Following an external link is at your own risk and subject to that third party's terms.
8. Disclaimers
The Site is provided on an “as is” and “as available” basis. To the fullest extent permitted by UAE law, we make no warranties — express or implied — that the Site will be uninterrupted, error-free, secure or that any specific listing, calculator output or piece of content is accurate, complete or current.
9. Limitation of liability
To the fullest extent permitted by UAE law, Morin CityBeats Properties L.L.C., its directors, employees and agents shall not be liable for any indirect, incidental, special, consequential or punitive losses (including lost profits, lost opportunity or lost data) arising from your use of, or inability to use, the Site or any content on it. Our aggregate liability for any direct loss arising from your use of the Site shall not exceed AED 1,000.
Nothing in these Terms limits any liability that cannot be limited under UAE law (including liability for fraud, gross negligence or wilful misconduct).
10. Indemnity
You agree to indemnify and hold us harmless from any claim, loss, liability or expense (including reasonable legal fees) arising from your breach of these Terms, your misuse of the Site or your violation of any third-party right or applicable law.
11. Termination and suspension
We reserve the right to suspend or restrict access to the Site (in whole or in part) at any time, with or without notice, if we reasonably believe a user is breaching these Terms or acting in a manner that risks harm to the Site, our team or other users.
12. Governing law and jurisdiction
These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any dispute arising out of or relating to these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the competent courts of Dubai, United Arab Emirates.
13. Changes to these Terms
We may update these Terms from time to time. The “Effective date” at the top reflects the most recent revision. Continued use of the Site after a change means you accept the updated Terms.
